How To Sell Your House Faster Than The Competition

If you are looking to sell your home this article is a MUST read.  I’ve been to hundreds of listing appointments. Let me start by saying if I were to sell my own home there would be a laundry list of things I would have to do. Why? Because we don’t live in our home the same way we have to market and sell it. The seller that pays special attention to the items in this article is going to have the best chance to get a sales contract quicker, and at a higher price.

I feel every item in this article is very important and requires attention. One of the biggest mistakes you can make as a seller is not thinking it is necessary to do what needs to be done. The number one opposition I run into is on painting back to a neutral color. This is PARAMOUNT and let me explain the five reasons why I feel this is so important to do:

1. If you don’t, the competition did and guess what? When my buyers go to their house and see the fresh neutral paint flowing throughout, they have already forgotten about your house that requires work. Busy professionals and families moving in don’t have time to paint, nor do they want to paint.

2. Neutral colors allow potential buyers to see themselves living in the house.

3. A little paint goes a LONG way! Let’s face it, painting a few rooms is not unbearably expensive, and the goal is to have potential buyers walk in your home and love it! Not start adding up all the negatives about the work that would need to be done. Decrease the negatives by doing the work.

4. Think about the competition. Purchasers have a lot of choices including new construction. We’ve all been to a model home and seen how appealing it is. Don’t give potential buyers a reason to take your house off the list. Marks all over the walls and bold paint colors are a huge negative. Ask your Realtor to send you a list of similar homes that are for sale, under contract, and have recently sold in your price range and location. Look at the competition. The homes that stand out are the ones that have been prepped and ready for sale.

5. There are no more “credits” for painting or repairs. Typically lenders will not allow for these credits at closing because they are seen as repairs. Lenders won’t loan money on properties that need what they feel are repair items. So thinking that you can just throw a credit at the end is the wrong mindset.

Lastly, let me emphasize that freshening up your home by doing the required work will pay off in the long run. Keep in mind what I always tell my sellers. The first price reduction is always more than what it would cost to do the work! So plan in advance to the required work and list your home in tip top shape! You’ll be glad you did!
